We are excited to introduce the “Eco Fred Bird” project, an innovative renovation initiative at 4544 Redbud Ave, St. Louis, MO 63115. This endeavor aims to transform a historic 1906 home into a state-of-the-art, energy-efficient residence, serving as a model for sustainable urban living.
The 63115 ZIP code, encompassing approximately 15,888 residents, features numerous homes dating back to the early 20th century. Many of these properties are in need of significant repairs and modernization.

Historical Significance: The property previously served as the demonstration house for Net2U LLC (2005-2007), where pioneering “Triple Play” technology (phone, video, and broadband) was developed.
Renovation Goals:
Restore the home’s interior and exterior to its original 1906 aesthetic. Integrate modern technologies, including:

24VDC Heat exchange HVAC systems
Smart appliances
10 KW of Solar panels with battery storage

The City of St. Louis has recognized this need, implementing programs like the Healthy Home Repair Program, which currently has a waiting list exceeding five years with over 1,250 applicants. By establishing the “Eco Fred Bird” home as a demonstration site, we aim to showcase practical solutions for updating historic homes to meet modern efficiency standards, inspiring similar projects throughout the community.

I’ve owned the home since 1996. The renovation was intended to transform it into my home office and Innovation Studio for my firm, and I began work with that specific purpose and vision in mind. I’m still in the process of renovating my other home around the corner, which serves as my St. Louis residence.
Following the tornado of May 2025, I’ve decided to prioritize and focus solely on completing the renovation of my other St. Louis property. As a result, I’m willing to sell this property as soon as possible, provided we can reach a mutually agreeable offer. Originally, I had planned to pass the property on to my future grandchildren to keep it in the family for another 50 years, but circumstances have changed. No one is currently residing in the property.
I acquired it from Fred Bird — “The Red Bird,” the beloved mascot of the St. Louis Cardinals baseball team, who served in that role from 1981 to 1995. A home on the same block sold for $220,000 in 2025. Property appraised at $165,000 in 2006. It’s estimated to cost about $80,000 to bring this property up to resale specifications. Net-net, I’m starting the bids at $24,500.
